Tropes: Grumpy/Sunshine, Forced Proximity, Enemies to Lovers, Small Town, Size Difference, Praise Kink
A grumpy contractor. A sunshine tech CEO. One crumbling Victorian that throws them together.
Liam Chen thought buying a fixer-upper in small-town Briar’s Creek would be the fresh start he needed after his ex-boyfriend destroyed his career and his confidence. He didn’t expect the house to be a complete disaster. He definitely didn’t expect to drive into a ditch during a blizzard. And he absolutely didn’t expect to be rescued by a grumpy contractor who looks at him like he’s the biggest mistake this town has ever seen.
Jack Holloway doesn’t do rich clients. Not anymore. They’re entitled, demanding, and they always leave. But when the new owner of the O’Malley Victorian turns out to be a disaster-prone city boy with zero survival skills and a smile that won’t quit, Jack can’t seem to walk away. Even when every instinct tells him to run.
Trapped together during a three-day blizzard, they discover that the heat between them burns hotter than any fire Jack can build. But Liam is hiding from a past that won’t stay buried. Jack is drowning in debt he refuses to discuss. And when Liam’s manipulative ex shows up determined to drag him back to San Francisco, they’ll have to decide if what they’re building together is strong enough to survive.
Some renovations are worth the risk.

Chapter One
The key didn’t fit.
Liam Chen stood on the sagging porch of the O’Malley Victorian, rain dripping down the back of his collar, and jiggled the key in the lock for the fifteenth time. The real estate agent had assured him—assured him—that everything was in order. The closing had gone through. The keys had been Fed-Exed. The house was his.
The house, apparently, disagreed.
“Come on,” Liam muttered, wiggling the key with increasing desperation. “Come on, come on, come—”
The key snapped.
Liam stared at the broken piece of brass in his fingers, then at the half still jammed in the lock. The rain chose that moment to intensify from “unpleasant” to “biblical,” and somewhere in the distance, thunder rumbled like the universe laughing at him.
“Perfect,” he said to no one. “This is perfect. This is exactly how I wanted to start my new life.”
The Victorian loomed above him, three stories of peeling paint and questionable structural integrity. In the real estate photos, it had looked charming. Character, the listing had said. Endless potential. What it had actually meant, Liam was beginning to understand, was money pit and possible tetanus risk.
He pulled out his phone to call… someone. Anyone. The real estate agent, maybe, or a locksmith, or possibly a priest to perform an exorcism on this clearly haunted property. But his phone showed no signal, because of course it didn’t. Briar’s Creek, Montana, population 3,200, was apparently a cellular dead zone as well as a place where dreams came to die.

“Opening Night” — A 3,000-word scene TOO HOT for Amazon
Six months after the HEA, it’s the grand opening of the O’Malley Bed & Breakfast. The guests have checked out, the champagne is flowing, and Jack has plans that involve the new commercial kitchen, a can of whipped cream, and making Liam scream loud enough to wake the neighbors. This scene didn’t make it into the book.
