They set rules, schedules, and safe words to survive sharing 480 square feet. Then the structure became foreplay — and foreplay became the only thing holding them together.

Adrian Vale is a second-year law student held together by caffeine, control, and color-coded schedules. He eats standing up, runs at 5 AM, and hasn’t let another person see him vulnerable since his last relationship ended with the words “You’re like fucking a marble statue.” He doesn’t need a roommate. He needs cheaper rent.

Noah Mercer is a first-year architecture MFA who reads buildings like other people read body language — structurally, instinctively, all the way to the foundation. He’s warm, wry, perpetually charming, and quietly tired of being the person everyone enjoys but nobody chooses. He’s looking for a room. He finds Adrian.

They sign a roommate contract. Quiet hours, chore charts, cleaning rotations, and one final clause in Adrian’s precise handwriting: “Anything involving the other person’s space, body, or belongings requires explicit verbal consent.”

Then the rules become something else. A color system — green, yellow, red — designed for stress, deployed for desire. A structure that was supposed to keep them functional starts pulling them toward each other: late-night dinners, shared showers, commands obeyed without thinking, praise that rewires Adrian’s nervous system, and a power dynamic that neither of them planned but both of them need.

Adrian discovers he wants to kneel. Noah discovers he wants to be the reason. And in an apartment too small for secrets and too warm for pretending, two men who are terrible at feelings build a relationship out of rules, safe words, and the dangerous, exhilarating honesty of saying I trust you with this.

You’ll love this book if you enjoy:

✅ A controlled, uptight sub who melts when someone says “good boy”
✅ A perceptive, charming dom who’s terrified of being someone’s convenience
✅ Praise kink, edging, restraint, and aftercare written as intimacy
✅ Domestic details that double as foreplay (chore charts have never been this hot)
✅ Slow-burn emotional intimacy with fast-burn physical escalation
✅ 🌶️🌶️🌶️🌶️🌶️ — graphic, explicit, deeply emotional
✅ HEA guaranteed

⚠️ Content Warning: This novel contains explicit sexual content (graphic MM scenes including D/s dynamics, restraint, edging, and praise kink), strong language, depictions of anxiety and perfectionism, and emotionally intense power exchange. Intended for readers 18+.

Chapter One: Move-In Day

The apartment was worse than the photos.

Adrian Vale stood in the doorway with a box of alphabetized law textbooks balanced on his hip and a sinking certainty that the listing had been shot with a wide-angle lens and possibly a prayer. The living room was narrow enough that a couch would touch both walls if you turned it the wrong way. The kitchen was a galley — emphasis on the gall — with cabinets that hung at an angle suggesting either the building had settled or someone had installed them drunk. There was a water stain on the ceiling shaped like Florida, a radiator that was already making an ominous ticking sound despite it being sixty-two degrees outside, and a smell that hovered somewhere between old wood and someone’s grandmother’s attic.

“Charming Victorian with original details,” he muttered, setting the box on the counter. “Original details. That’s one way to describe a death trap.”

He’d taken the smaller bedroom because it had a window seat. It was the only feature in the apartment that matched the listing’s energy — a deep bay window with a cushioned nook just wide enough to sit in with a casebook propped on his knees. The room itself was barely large enough for a full bed, a desk, and a narrow wardrobe. He’d measured. He’d made a floor plan. He’d accepted the spatial constraints the way he accepted most things in his life: by controlling every variable he could get his hands on.

He checked his phone. His new roommate was thirty minutes late.
