She needs a girlfriend on paper. Her landlord needs a reason to stop being the woman everyone expects. Neither expects the arrangement to feel more honest than anything they’ve had before.
Maeve Collins is a broke, brilliant illustrator fighting to keep the rent-controlled apartment her grandmother left her. When the housing board demands proof of the live-in girlfriend listed on her lease — the one who left seven months ago — Maeve needs a fake partner fast. She does not expect her icy, devastatingly beautiful landlord to volunteer.
Sloane Mercer is precise, private, and terrifyingly composed. Posing as Maeve’s girlfriend should be a clean transaction: protect a tenant, satisfy a housing board, walk away. She has rules. No feelings. No sharing Maeve’s bed. No kissing unless someone is watching.
Then someone stops watching, and Sloane kisses her anyway.
As staged touches become real hunger and practiced domesticity becomes something neither can fake, Maeve and Sloane discover that the biggest threat to their arrangement isn’t the housing board — it’s what happens when a woman who’s afraid of wanting too much falls for a woman who’s afraid of being seen.

Chapter One: The Worst Letter in the History of Letters
The envelope was the color of a threat.
Not red — that would’ve been dramatic, at least. This was the specific shade of institutional cream that government offices use when they want to ruin your life politely. Thick stock. Certified mail sticker. Return address printed in a font designed by someone who had never experienced joy.
I found it wedged between my door and the frame like a passive-aggressive bookmark, right as I was trying to balance a wet canvas against my hip, a coffee in my left hand, and a paintbrush between my teeth. The brush was loaded with cadmium yellow. There’s a smear of it on the envelope to this day.
My name was spelled correctly, which felt like a bad sign. In my experience, anything addressed to Maeve A. Collins with full middle initial meant either a tax document or an extinction-level event.

Permanent Ink — The Elevator Scene — A scene TOO HOT for Amazon
The rooftop party is over. The elevator doors close. And Sloane pins Maeve against the wall and shows her exactly what “ours” means. Wall sex, praise worship, and the filthiest, most emotionally raw scene in the series — the one that proves they were never, ever faking it.
