One bed. One rule. Zero willpower.
Riley Chen needs cheap rent and a roommate who won’t steal her food. Max Rivera needs someone who won’t flake on the lease. The studio apartment has one bed, four hundred square feet, and a chore chart that Riley designed with the precision of a military campaign.
They have one rule, written on a legal pad and signed by both of them: In the event of physical contact, no feelings will be developed. This is a financial arrangement. Non-negotiable.
The rule lasts about three weeks.
Riley is twenty-seven, introverted, and has never been with a woman — unless you count one drunk college kiss she’s spent six years pretending didn’t count. Max is twenty-nine, loud, flirty, and convinced she’s everyone’s good time but nobody’s real thing. Her ex told her she wasn’t “wife material.” She believed it.
Between shared showers, late-night movies on the one bed, and the kind of proximity that turns self-control into a theoretical concept, their no-strings arrangement becomes the best part of their day. Then the best part of their week. Then the thing neither of them can imagine living without.
But when jealousy, outside dates, and the terror of actually falling in love collide in four hundred square feet with no doors to hide behind, they’ll have to decide: is this a financial arrangement — or is this home?

Chapter One: Craigslist Confessional
Riley Chen had three requirements for a roommate: pay rent on time, don’t steal her food, and for the love of God, stop having loud sex at two in the morning on a Wednesday. She didn’t think that was asking too much. And yet, here she sat in a coffee shop that charged six dollars for a medium latte, scrolling through rental listings on her phone like a woman reading her own autopsy report.
Her last roommate—Brittany, may she rot—had eaten Riley’s meal-prepped lunches for three straight weeks before Riley caught her red-handed with a fork in Riley’s chicken stir-fry at midnight, wearing Riley’s bathrobe, which she’d also stolen. Before Brittany, there was Derek. Before Derek, the apartment with the black mold. Before the black mold, the place with the rat problem. Riley was twenty-seven years old, she had a graphic design degree she was still paying off, a freelance career that paid her in exposure roughly forty percent of the time, and she had not had a single good living situation since she’d moved to this city five years ago. She was tired.
She took a sip of her six-dollar latte and opened Craigslist. Halfway down the page, she found it: Studio apartment. Clean, safe building, good neighborhood. Splitting $1,400. One bed but we’ll figure it out. Must be chill. No drama. No loud chewers. Serious inquiries only.
One bed. $700 a month. She emailed the listing. The response came back in eleven minutes: Hey! Come check it out Thursday at 4. I’m Max. Bring good vibes.
Thursday at 4pm, Riley stood in front of a walk-up building on Maple Street when the front door banged open and a woman leaned out, already talking. “Are you Riley? You’re Riley. Shit, I’m sorry—come in, come in. I have coffee.”
Max was holding two iced coffees, grinning like she’d won something. She was taller than Riley by four inches, with dark curly hair in a messy knot, one side shaved to show off a crescent moon tattoo behind her ear. Her arms were tan and defined, covered from wrist to elbow with a half-sleeve of wildflowers. Ripped jeans, faded Fleetwood Mac tee, black Doc Martens. She was the kind of person who took up space without apologizing for it. Riley, in her oversized cardigan and sensible flats, felt like a house cat standing next to a golden retriever.
The apartment was four hundred square feet. One bed. One closet. A kitchen with two burners. A couch the length of a tall child. Max called it “cozy.” Riley called it “small.” Max said, “It’s cheap.” Riley couldn’t argue with that.
They talked logistics. They talked rules. And then Max said the thing that would ruin both their lives in the best possible way: “If anything physical ever happens, it doesn’t have to be a thing. We just agree upfront. No feelings, no drama. Business as usual.”
“Fine,” Riley said. “Rule three: in the unlikely event of physical contact, no one catches feelings. This is a financial arrangement.”
Max stuck out her hand. “Deal?” Riley took it. Max’s grip was firm, her palm dry and hot, her fingers wrapped all the way around Riley’s smaller hand. Neither of them let go for a beat too long.
Outside, Riley texted her best friend: Found a place. Studio, one bed, splitting with a bartender named Max. $700/month.
Anna’s reply came in fourteen seconds: ONE BED?? Is Max hot?
Riley looked up at the window. Max was dancing to something, headphones in, completely unaware she was being watched. She’s my roommate, Anna. That’s it.
Anna: You didn’t say no.
Riley shoved her phone in her pocket and started walking. She didn’t say no.
