She came to enforce the noise clause. She stayed for everything else.

Eliza Hart is the good girl. Always has been. A school librarian who inherited her grandmother’s duplex, she runs her life the way she runs her shelves: organized, quiet, and under control. She has a color-coded planner, an alphabetized spice rack, and a lease agreement highlighted in yellow. She does not have a love life. She definitely does not have fantasies about her new tenant.

Roxy Vega is the bad tenant. Tattooed bartender, freelance artist, serial flirt. She’s loud, she’s messy, she’s behind on rent, and she plays music at 2 a.m. like the walls aren’t made of plaster and prayer. She calls Eliza “good girl” and salutes sarcastically at noise complaints, and she has no idea that every time she does it, Eliza’s carefully maintained composure cracks a little wider.

When Eliza offers Roxy a paid maintenance gig to earn her way back into good standing, the arrangement is strictly professional. No fraternizing. No lingering eye contact over paint rollers. No thinking about the crescent moon tattoo on Roxy’s neck or the way she says “yes, ma’am” like she’s pulling the pin out of a grenade.

But thin walls don’t keep secrets. Neither does desire. And when the good girl finally snaps, she discovers something she never expected: she doesn’t want to be good. She wants to be in charge. And Roxy? Roxy wants to let her.

The bass hit at 1:47 a.m. And everything Eliza Hart believed about herself started to shake.

Chapter One

The bass hit at 1:47 a.m.

I know the exact time because I’d just checked my phone to see if the melatonin was going to kick in before two, and the answer arrived in the form of my bedroom ceiling vibrating like the inside of a subwoofer. The water glass on my nightstand trembled. Mr. Darcy—my cat, not the literary figure, though both share a talent for judgmental silence—lifted his head from my hip and fixed me with a look that said, You’re the landlord. Handle it.

“I know,” I muttered, pressing my pillow over my face. “I know, I know.”

The music downstairs wasn’t new. Roxy Vega had moved into the ground-floor unit seventeen days ago, and in that time I’d catalogued the following: four parties (two on weeknights), a rotating cast of friends with voices calibrated for open-air concerts, a car alarm she’d set off twice by leaning on the hood, and a habit of playing music at volumes that suggested she believed the duplex was soundproofed. It was not. The walls were plaster and prayer, built in 1952 by people who assumed their neighbors would have the decency to be asleep by ten.

I sat up, dislodging Mr. Darcy, who yawned with an air of profound disappointment. My glasses were on the nightstand. My robe was on the hook behind the door—the good robe, the long one, the one that covered everything from collarbone to ankle because I was not going downstairs in the tank top and underwear I slept in.

“Professional,” I told my reflection. “Firm but fair. You are her landlord, not her mother.”

I grabbed the lease from my desk—I’d bookmarked the noise clause with a yellow tab weeks ago, because I am the kind of person who bookmarks lease clauses—and headed for the stairs.

I knocked. Nothing. The music swallowed it. I knocked harder, three sharp raps that hurt my knuckles, and added: “Roxy? It’s Eliza. Your landlord.”

The music dropped by half. Footsteps. A laugh—low, warm, directed at someone behind her—and then the door swung open, and there she was.

Roxy Vega at almost two in the morning was a problem I had not adequately prepared for.

She leaned against the doorframe in a cropped black tank top that ended just below her ribs and a pair of sleep shorts so small they might have been underwear. Bare feet, silver toe ring, chipped black nail polish. Her dark hair was half up in a messy knot, the rest spilling over one shoulder, and the tattoos I’d seen in glimpses were on full display. A full sleeve on her left arm, all roses and thorns and something serpentine winding through the flowers. A crescent moon on her neck, just below her ear.

She had a drink in her hand—something amber, no ice—and she looked me over with an expression that wasn’t hostile or apologetic. She looked amused.

“Well, hello, landlady.” Her voice was warm and a little rough. “Nice robe.”

“It’s almost two a.m.,” I said.

I held up the lease. “Section four, clause nine: tenants shall not create or permit unreasonable noise between the hours of ten p.m. and seven a.m. This is your third violation in seventeen days.”

Roxy took a sip of her drink. “You documented them.”

“In a spreadsheet.”

Her grin widened. “Of course you did.”

She leaned her shoulder against the doorframe, closing the distance by an inch I felt in my entire body. That perfume—bourbon and vanilla—was hers.

“You’re serious,” she said.

“I’m always serious.”

“Yeah.” Her gaze dropped—just for a second—to the collar of my robe. Then back up. “I bet you are.”

Something hot moved through my stomach. Not anger. Not quite.

She turned toward the room. “Yo, cut the volume. The good-girl landlord says we’re being too loud.”

“The good-girl landlord.” Roxy looked back at me with something sharper—a dare. “That’s what you are, right?”

“I’m the person who owns this building and is asking you to respect the terms of your lease.”

“Suit yourself.” She stepped back. “I’ll turn it down. Not off—down. Everyone happy?”

“Down is acceptable. Tonight.”

“Tonight.” Roxy held up her glass in a mock toast. “Sweet dreams, good girl.”

She closed the door. I stood in the hallway for longer than I should have. Then I turned and walked upstairs on legs that felt borrowed, went inside my apartment, locked the door, and pressed my back against it.

Good girl.

She’d said it like a title. Like a cage. Like she could see straight through the robe and the glasses and the highlighted lease to the part of me that wanted to grab her by the jaw and say I’ll show you exactly how good I am.

“She’s twenty-five,” I told Mr. Darcy. “She’s my tenant. She’s loud and messy and definitely inappropriate, and I am not going to think about the tattoo on her hip.”

Mr. Darcy blinked.

“I’m not.”

Eliza went to bed telling herself the heat in her chest was irritation. She replayed “good girl” for an hour. And she did not, under any circumstances, think about the tattoo on Roxy’s hip. (She thought about it constantly.)

Keep reading to find out what happens when the good girl finally snaps…
